Long story short....assuming you follow basic planting procedures, this seed will indeed produce a pretty thick and hardy turf grass. It wasn't my first choice, or even my third, just due to the amount of maintenance involved, but it's the only seed I could get to actually take in my back yard. I originally mixed this seed 50/50 with some Zenith Zoysia and this fescue took off while the Zoysia wouldn't even sprout. This was about a month ago, average 75-80 degrees every day, with about 8 hrs sun, and 15 minute irrigation sessions 4 times a day. I'm not sure how it'll stand up to dog traffic, or the heat of august in GA, but it actually grew, and that's enought for me to give it a positive review.

If you do any seed research, this is by far the BEST seed. It's drought resistant. Hight traffic resilient. It is the KING OF GRASS SEED. The key to keeping this grass (and any other grass) is to mow high. I know it's a little more expensive, but it is well worth it.

I planted this in an area that includes some sunny, and some very shady areas. I planted heavy because I wasn't sure the germination I would get. It took 2-3 weeks to see growth, but I seemed to get really good germination. Its been about six weeks, and growth is very good. I am very pleased. Now I am waiting to see how this grass does with heat and deep shade. I really planted this in a challenging location. So far, so good. Other seed mixes I've used have had poor germination although they did eventually germinate the next spring which was surprising.
